The overnight capacity is up to 12 people. The villa has 5 bedrooms and a total of 6 double beds.
Is the pool included in the rental price?
Yes, the use of the pool and the complete yard is fully included in the basic rental price of the villa.
Is DJ and music allowed and until what hours?
DJ and music are possible by prior arrangement. Music in the yard is allowed until 10:00 pm with a volume limit. After that, it can continue indoors with minimum volume, and the music is turned off no later than midnight.
Does Villa Ring have parking for more vehicles?
Yes, Villa Ring has private parking for more than 15 cars, which is suitable for celebrations, birthdays and team building events.
Are the padel and basketball courts paid extra?
The padel court and basketball court can be rented separately as a separate sports facility or additionally with the rental of the villa. The use of the sports area is not included in the basic rental price of the villa.
Renting a holiday villa without a party - is it possible?
Yes, renting Villa Ring is also possible for a quiet family vacation without organizing a celebration, with a swimming pool, complete privacy and comfortable accommodation.
When is Check-in and Check-out?
No overnight stay:
Check-in is from 13:00, and the villa is left no later than 00:00 (midnight) in case of daily rental.
With overnight stay:
Check-in is from 1:00 p.m., and check-out is until 10:00 a.m. the next day. The maximum number of people staying overnight is 12.
What is the total area of the villa and complex?
Villa Ring has about 300 m² of interior space, while the entire complex is spread over a plot of approximately 20 ares, which allows complete privacy, comfort and clearly separated zones for living and events.
Does the villa have SPA facilities (sauna and jacuzzi)?
Yes. Villa Ring has a modern mini SPA area that includes an infrared sauna and a jacuzzi for two people.
The SPA area is intended for relaxation and additional comfort during your stay.
Does the villa have an additional jacuzzi within the pool area?
Yes. In addition to the indoor SPA jacuzzi, the villa also has a jacuzzi integrated into the pool area, which allows for additional enjoyment during the summer season.
How is the pool and is the water heated?
The pool measures 9.5 x 4 meters.
The water is salty and disinfected through a salt electrolysis system, where chlorine is produced directly from the salt in the water through a natural process. This kind of system is more pleasant for the skin and eyes.
The pool has a heat pump, and with prior agreement it is possible to activate the water heating in periods outside the main season.
What does the pool area include?
The pool area includes a landscaped area with deck chairs, luxurious canopies, ambient lighting and a private yard intended for complete enjoyment and relaxation.
How many bathrooms are there in Villa Ring?
Villa Ring has two bathrooms:
one spacious SPA bathroom with sauna and jacuzzi and one additional functional bathroom.
Does the villa have a master bedroom?
Yes. The villa has a master bedroom with its own bathroom and a large private terrace, which makes this room apartment-like and ideal for guests who want extra comfort and privacy.
What is the equipment of the kitchen and dining room?
The villa has a modern, fully equipped kitchen with all the necessary appliances and dishes for the stay of larger groups.
Guests have at their disposal a large dining table for 8 people, a complete kitchen inventory and a Nespresso coffee machine.
How big is the living room and how many people can it accommodate?
The living room is about 60 m² and can accommodate up to 15 people for sitting and staying.
Are all bedrooms air conditioned and equipped with TVs?
How is the internet and is the villa suitable for remote work?
The villa is equipped with high-speed optical internet.
A stable Wi-Fi signal covers the interior of the villa, the yard, the garden and the padel court, which enables uninterrupted online work, video calls and streaming.
Does the villa have its own sound system?
Yes. Villa Ring has a professional sound system with speakers in the villa and garden.
Music can be played via Bluetooth connection, USB device, laptop or phone, according to the rules of use of the facility.
What is the outdoor area and garden like?

What is the price of renting the padel court and sports zone?
The rental price depends on whether you reserve only the padel court per hour or the entire outdoor zone next to the villa. Exact hourly or daily prices are available upon request, and appointment booking is confirmed by advance payment.
Where is the Villa Ring Padel Outdoor zone?
The Padel & Outdoor zone is located on the road to Obrenovac, about 15 minutes from New Belgrade and approximately 20 minutes from the center of Belgrade on the Miloš Veliki highway. The location is easily accessible and ideal for recreation, tournaments and sporting events.
Is it possible to rent a padel court by the hour without renting a villa?
Yes. The padel court can be rented by the hour completely independently of the villa, according to the available dates.
If you are looking for a quality padel court in Belgrade for training or recreational play, individual appointment booking is available throughout the season.
What is the capacity of the sports zone for events and tournaments?
The capacity for sports gatherings, private tournaments and team building activities is up to 30 people, with the use of all accompanying facilities and green areas.
Is it possible to stay overnight as part of the sports weekend?
Yes. If the sports area is rented together with the villa, accommodation in 5 bedrooms for up to 12 people is available.
Is the pool included in the price of using the grounds?
Use of the pool is included in the rental of the villa.
If you book only sports dates, the focus of the lease is on Padel & Outdoor facilities.
Until what hours can the courts be used (night playing)?
Thanks to the professional night lighting, the padel and basketball court can be used until midnight, in accordance with the rules of the complex.

The zone includes:

– barbecue area with canopy

– mini-gym area for warm-up and training
Is sports equipment (racquets and balls) provided?
Yes. Padel rackets and balls, as well as professional basketballs, are available to guests.
Does the area have changing rooms and showers?
Yes. Within the zone there are two changing rooms with showers and a toilet, which allows maximum comfort after a match or training.
Is it possible to organize private tournaments or team building?
Yes. The area is suitable for the organization of private tournaments, sports days for companies and recreational matches, with the possibility of using the barbecue area and summer house.
Is parking provided for athletes and guests?
Yes. The complex has private parking for more than 12 cars, which enables easy arrival of participants and teams.
What is the Wi-Fi coverage like on the grounds?
The complex is equipped with high-speed optical internet. A stable Wi-Fi signal is available in the villa, the yard and on the padel court itself, which is suitable for organizing sports events, live broadcasts or online content.
Does the outdoor area have space for free play and recreation?
Yes. Within the complex there is a landscaped grass area of about 250 m², suitable for staying, relaxing and additional activities during sports and private events.
What is the price of renting Villa Ring for a holiday or celebration?
The rental price depends on the type of event (celebration, birthday, team building, VIP event or private stay), date, number of guests and period of the year.
The exact price can be obtained on request, and the reservation of the appointment is confirmed by the payment of an advance of 30%
Is the pool private and included in the rental price?
Yes. The use of the pool and the complete yard is fully included in the rental price. The villa is rented as a whole, without other guests or visitors.
Is the pool heated and how is the water disinfected?
Villa Ring has a swimming pool with a water heating system, which is activated according to the season and prior agreement.

Is it possible to rent with or without an overnight stay?
Yes.
No overnight stays: Check-in is from 13:00, and the villa is left no later than 00:00 (midnight).

Are more guests allowed to stay after midnight?
No. After midnight, only up to 12 people who have registered for the night can stay in the villa.
Are the padel and outdoor sports zone paid extra?
Yes. The padel court, basketball court and outdoor sports area are not included in the basic rental price of the villa and can be used with prior agreement and additional payment.
Is a day stay possible without an overnight stay?
In certain periods, it is possible to rent the villa for the living room, only if the villa is not booked for the night on that day and with respect to the house rules.
Are children counted in the total number of guests?
Yes. Children older than 3 years are counted as persons in the total capacity of the villa.
Is an 18th birthday party allowed?
No. 18th birthday parties are not allowed in Villa Ring.
Are bachelor parties allowed?
No. Villa Ring does not organize or allow bachelor parties
Is it possible to organize catering and additional services?
Yes. Villa Ring can organize professional catering, decoration and additional services according to the type of event and the wishes of the clients.
Is it possible to deliver food and drinks to the location?
Food delivery via apps like Wolt and Glovo regularly covers the Vile Ring location. The nearest shop is located about 300 meters from the villa.

Are there certain house rules?
Yes. Villa Ring has house rules that have been introduced for the safety of guests, the preservation of space and the comfort of everyone staying in the villa. All house rules are clearly printed and available at the villa upon arrival
Are there any special rules regarding the use of the pool?
Yes. There is a clear etiquette around the pool. Jumping into the pool, bringing glass cups into and around the pool, as well as inappropriate behavior by adults are prohibited. Children must be under the constant supervision of adults.
Is there video surveillance within the complex?
Yes. Video surveillance exists for the safety of guests and property. The parking lot, padel court, outdoor area, as well as the garden and pool area are under video surveillance. All common and public spaces are covered by video surveillance.
What are the rules regarding music and noise?
Music is allowed until 10:00 p.m., subject to the rules of the house and night time.
Is smoking allowed in the villa?
Smoking is not allowed inside the villa. It is allowed only outdoors, in places designated for smoking
Are pets allowed?
No. Pets are not allowed, unless otherwise agreed in advance.
Is the use of pyrotechnics and similar means allowed?
No. The use of pyrotechnics, fireworks, sprinklers, confetti and other inflammable or dangerous materials is strictly prohibited within the villa and the entire complex.
Is it allowed to use the grill?
The barbecue is not allowed to be used within the villa itself. The barbecue can be used exclusively in the designated barbecue area in the outdoor area of the complex.
